Sewer system connections that are not permitted by the Ironhouse Sanitary District can cause significant issues for property and city sewer systems alike. Stormwater flooding can overwhelm a system and potentially cause untreated sewage to be discharged into natural waters, resulting in environmental and health hazards. Property owners that are out of compliance with local regulations can also face potential legal issues. 

Ordinance 65 (the Ironhouse Sanitary District Private Sewer Regulation and Replacement Program Ordinance) was enacted in June, 2017 by the Board of Directors of the District requiring the maintenance, inspection, construction, and replacement of sewer system components to reduce or prevent waste discharges from adversely affecting the sewer system, the operation of the District's treatment facilities, the quality of effluent discharged by the treatment facilities, or the quality of the receiving water, through regulation and control of the quality and quantity of waste discharged to the District's sewer system by any discharger.

Connecting to the public sewer system requires:

* A valid connection permit issued by Ironhouse Sanitary District

* Payment of a one-time Capacity Fee (unless the resident confirms a permit has been issued)

* Ongoing Sewer Service Charges (typically collected through a property tax bill)

* Closed-Circuit Television inspeciton fo the sewer lateral and issuance of a Compliance Certificate

Payment Plan

The District understands that submitting a one-time payment in the full amount is not an option for everyone, and therefore offers a Payment Plan, which allows residents to submit a series of smaller payment amounts over time. On May 19, 2026, the Ironhouse Board of Directors approved a new five‑year rate structure based on the District’s 2026 Cost‑of‑Service Study completed in accordance with Proposition 218.

The new rates take effect July 1, 2026 with an overall increase of 4.5%. Individual customer classes are being realigned and may differ in rate increase. 

Ironhouse Sanitary District is funded through user service charges, connection fees, and capacity fees.
